I photograph homes for Realtors, and I also write the words that help sell them. I see the same problem all the time. Great homes with weak/cliche listing descriptions, and that is a missed chance to make the property and Realtor stand out!

Writing Listing Descriptions That Feel Real
One of the best real estate writing tips I can give is this: Write like a real person.
When I walk through a home with my camera, I notice how it feels along with the pros and cons. Is it bright? Is it comfortable? Is it calm and quiet? Your listing description should match that feeling…the highlights. The rest can be discovered or disclosed later!
Keep your words simple
Avoid big words and long sentences. Buyers scroll fast. If they get confused, they leave.
Instead of saying:
This residence boasts an abundance of natural illumination
Say:
This home provides lots of natural light.
Same meaning but much easier to read.
Focus on what matters most
Buyers care about:
Light
Space
Layout
Location
Condition
Start with the strongest, best feature to hook the potential buyer in. If the kitchen is amazing, lead with it. If the backyard is huge, say that first.
Well-written, concise real estate listing remarks are easier to read and more effective.
Start with a captivating opening sentence that highlights the property's main feature(s). Follow with a list of key highlights and amenities, and conclude with a strong call to action, such as "Schedule a tour today to experience this amazing home in person."
For example: "Step into to your dream home in the heart of downtown! This modern condo features an open floor plan, updated kitchen, and stunning city views. Enjoy the convenience of being moments away from shops, restaurants, and public transportation. Schedule a tour today!"

By structuring your description logically and keeping it concise, you ensure that potential buyers can quickly grasp the property's main selling points. This straightforward approach is easy to master and highly effective.

Your main keyword should show up in the first few lines. For example:

Keep it natural
Do not repeat the same phrase too many times. It sounds robotic.
Instead, mix in related terms:

These can be architectural details, a newly renovated kitchen, a large backyard, or energy-efficient appliances.
Identify and emphasize these standout elements in your description. Instead of saying, "This house has a nice kitchen," you could write, "This home offers a gourmet kitchen with stainless steel appliances, granite countertops, and a generous island that's perfect for gatherings."

As a real estate photographer, I know photos grab attention. But words help buyers imagine living there.
This is one of my favorite real estate writing tips.
Describe the experience
Do not just list features. Show how they feel.
Instead of:
Large backyard
Try:
Step outside to a spacious backyard that is perfect for weekend barbecues or quiet mornings with coffee
Now the buyer can picture their life there.
Match the photos
Your description should follow the flow of your images.
I usually write in this order:
Front of the home
Living areas
Kitchen
Bedrooms
Outdoor space
This helps the buyer move through the home in their mind.
Adjectives are powerful tools in real estate descriptions.
Words like "charming," "essential," "bright," and "modern" can evoke emotions and help potential buyers visualize living in the home. However, be careful not to overuse them, as this can come across as insincere.
Instead of saying, "The house is big and nice," try, "This expansive home offers a welcoming atmosphere with its sunlit rooms and charming decor." Just be very mindful of how you use the more common, cliche words!
Using positive and descriptive language in listing remarks is an easy technique to learn and apply. It enhances the appeal of the property and helps buyers imagine themselves in the space, which can be just as effective as professional copywriting.
Misleading info can lead to disappointed buyers and damage your reputation.
If the home has a small backyard, instead of hiding it, you could frame it positively by saying, "The cute and easy-to-maintain backyard requires minimal maintenance, giving you more time to enjoy the nearby parks and community amenities." Being transparent builds trust and credibility with potential buyers.
By framing less desirable features positively, you can present the home honestly while still highlighting its benefits.
