The Power of a Compelling Real Estate Listing Description

A compelling, well-written real estate listing description has more power than most people think…

Keep in mind that the buyer reading your property description wants to be able to picture themselves in the home.

Buyers searching online for real estate listings start analyzing homes based not only on the pictures, price, and location but also on the words and phrases that describe the home.

Often, many buyers don’t read the whole listing description for every home. This is because many of them sound too similar to each other and/or reiterate what the property profile or bullet points mention.

Nobody wants to read the same info twice - especially with the short attention spans we often have!

Buyers searching for their next home want to sense how this home (your listing) can fit into their lifestyle (and improve it).

True, photos and even videos can help do that, but the power of words taps into a whole other level of buyers’ heartstrings.

With the right words, your real estate listing description can significantly influence how the potential buyer feels about the home, and we all know high emotions are often involved in home buying!

Take an extra moment to craft each sentence in your real estate property description to really portray the best features of the home in the best light possible.

Think twice before choosing each word, even the “at’s” and “it’s” when you write about the house. Make it feel like a home while highlighting the “wow” factors, but always remember to stay truthful.

You don’t have to exaggerate and make everything about the home sound like it’s the best piece of real estate out there. People aren’t even always looking for the best. My definition of “best” can be very different than the next person’s, so don’t be afraid to expand on the truth of the home and the opportunities it holds for the buyer.

If it’s a flip opportunity or needs some TLC, highlight that in the best way possible - but stay true to the facts. Some buyers love the idea of customizing the home slowly over time, so a house that needs some TLC is actually a great fit for someone who’s ready to put on their designer’s hat.

There are several ways all this can be worded in a real estate listing description.

How you write about the home not only helps match the property with the right buyer, but it also puts you, the listing agent, in a more professional spotlight!
